Job Description Summary
Provides leadership. Shares responsibility with the Superintendent to lead the overall homebuilding process. Fosters a team environment to ensure that effective communication, coordination of activities, and effective problem solving can occur. Builds and maintains positive subcontractor relations. Ensures that subcontractors are managed and continually evaluated on quality, safety, scheduling and cost control measures. Enforces the site safety program and ensures subcontractor compliance with Company standards and all applicable safety codes and regulations.
Responsible for construction. Assists the Superintendent in managing the construction schedule and ensures that the highest quality product is delivered on time and within budget. Creates schedules and determines sequencing of work. Develops and implements recovery strategies to maintain schedule. May authorize payment for materials received and work completed. May hold primary responsibility for the second half of the production cycle, fit and finish, punch list and new home demonstration/delivery. Provides clear answers to buyers about how the home is built. Utilizes the highest level of knowledge and expertise to build and deliver quality homes ensuring the overall condition of the home at move in is satisfactory to the home buyers. Provides a superior level of customer service during pre-construction meetings, new home demonstration/delivery, and post-close warranty issues. Corrective items are completed within promised time frames. Ensures buyers are satisfied with the construction process.
Responsible for home readiness. Ensures that the worksite is clean, orderly and visually appealing to customers during construction. Ensures homebuyers are comfortable with the number and scope of corrective items. Ensures homebuyers overall satisfaction with home readiness and condition of the home at orientation.
