Community Sales Manager
Job Description SummaryOur Darling Homes Division in Houston TX is seeking an experienced Community Sales Manager to join our team.
Primary objectives of this position are: Generating revenue by contracting for the construction of new homes and facilitating the processes and systems of the company to serve the customer after contract, before closing (during construction if applicable), and after closing for maximum goodwill.
- Greeting, qualifying/demonstrating and closing new home prospects
- Promotion of the neighborhood to the realtor community for new home sales
- Facilitating teamwork between salesperson and builder to the benefit of the customer in communication, service, and confidence
- Educating and communicating correct expectations regarding the Darling Homes Dream Frame process to the customer and making this process work for the customer for maximum customer satisfaction
- Researching, knowing, and communicating what the competition is doing to strategically manage community results
- Become proficient at effectively using the Darling Homes CRM system to effectively follow up with customers, prospects and realtor community
- Preparing and presenting sales contracts and ensuring all required paperwork is executed properly
- Negotiating sales contracts within the parameters established by sales management
- Setting proper customer expectations regarding the process of purchasing and/or constructing a Darling home
- Meeting company deadlines for moving customers through the architectural review (if applicable) and the design selections process and updating required tracking reports
- Facilitating communications between customers and lenders to ensure on time closings
- Assisting customers with architectural re-draws (if applicable)
- Managing the model, community and showcase home presentation at the highest quality
- Actively participating in required company meetings and sales training opportunities
- Managing sales associates, assistants and/or hostesses for cost efficient contribution to customer satisfaction both before and after the sale
- High school plus minimal college degree preferred; continuing education in sales a plus
- Demonstrates sales success in new home sales or related high ticket items
- Ability to think quickly with good judgment
- Good communicator both one on one and in front of a group
- Computer literacy
