We are searching for the right candidate to join our team as a Contracts & Closings Supervisor for our Atlanta Division.

Primary objectives of this position are:

  • Maintain ongoing communications with the Lenders, Title Companies and Sales to promote a smooth process for the homebuyer from contract to closing.
  • Resolve problems early in order to warrant customer satisfaction
  • Work closely with the Division President, Vice President of Sales & Marketing, Controller, and Vice President of Finance to monitor and improve the contract and close processes.
  • Maintain visibility and impose accountability in the starts process across all departments, including Construction, Architecture, Starts, Estimating, Purchasing, Design Center and Finance, to ultimately reduce sale-to-start cycle time and achieve division start goals.

Primary responsibilities:

  • Effectively and efficiently manage starts to close process through supervision of coordinator(s) and accountability enforcement for key operators in starts process
  • Formulate and implement processes to increase efficiencies and manage starts to meet  division cycle time objectives
  • Efficiently and effectively coordinate among multiple departments (e.g. CAD, Purchasing, Starts, Estimating, Design Center) and hold key personnel responsible in the starts process
  • Project start dates with accuracy and update status on a weekly basis, providing leadership to management team.
  • Manage all phases of job start beginning with a sale or release of showcase home including engineering of plans (foundation, frame and floor systems) and ensuring Architectural Approval is granted
  • Facilitate weekly starts and closings meeting.
  • Ensure operating system is in sync with starts and projected closing dates.
  • Manage Customer Care Associate to ensure error-free and on-time closings
  • Resolve complex closing issues escalated from Customer Care Associate and offset potential delays through communication with lenders, title companies, builders and sales associates when necessary
  • Ensure contracts are audited for completeness and accuracy, with timely follow up to sales managers and associates concerning any updates needed prior to sending to authorized signers
  • Manage all aspects of the sales contract package process including contracts, change orders, lender letters, earnest money and color selections to ensure documentation adheres to lender and audit requirements
  • Oversee coordination of closing packages to title companies, ensure paperwork completeness and review HUD-1 for accuracy to file and sign-off on HUD once complete
  • Manage backlog reporting, compiling all crucial lender, construction and sales data to ensure closing dates are met, monitoring key areas of company concern
  • Oversee distribution of signed/approved contract packages to appropriate departments
  • Work with sales managers and sales associates to improve contract quality, monitor any corrections needed and enhance processes as needed


  • Experience in residential construction field, or other related work experience
  • Attention to detail
  • Strong process-orientation and ability to innovate/enhance processes
  • Strong computer skills, must be proficient in MS Excel and MS Word
  • Excellent customer service skills
  • Strong verbal and written communications skills
  • Ability to work under pressure to meet deadlines
  • Ability to multi-task

  • Ability to work independently and in a team environment
  • To prepare home buyers for closing process and ensure customer satisfaction
